We provide real estate advisory, marketing, and investment consultation services focused on residential and off‑plan properties in Dubai. This includes property recommendations, developer introductions, market analysis, transaction coordination, and ongoing investment support. We do not offer legal, financial, tax, or mortgage advice—these services should be obtained from certified professionals independently.

User Eligibility & Responsibility
To engage with our services, you must be at least 18 years old and legally capable of entering into binding contracts under UAE law. You agree to provide accurate and complete information about yourself and your property interests. Any misuse of our website or services for unlawful, misleading, or fraudulent purposes will result in immediate termination of access.

Property Listings & Recommendations
We aim to provide accurate, up-to-date property details. However, availability, pricing, and specifications are subject to change by developers without notice. All property recommendations are “as-is,” and decisions based on them are at your own risk. You are responsible for conducting your own due diligence and verifying information—similar to standard portal disclaimers 

Licensing & Compliance
Our operations comply with the Real Estate Regulatory Agency (RERA), Dubai Land Department (DLD), and relevant UAE regulations. We are not a licensed brokerage firm unless operating through a partner agent with a valid RERA license. Any formal sale, booking, or rental agreement will be conducted through licensed brokers and developers. You warrant that any documentation or representation provided to us is valid and legally obtained 

Fees & Payments
Our fee structure, including advisory, brokerage, or funnel marketing packages, is confirmed in written agreements prior to service delivery. All fees are denominated in AED, with applicable VAT added. While developers may charge booking or deposit fees, our consultancy fees are invoiced separately. Any late payments may incur interest or service suspension.

Refund & Cancellation Policy
Payments made for advisory or funnel services are generally non-refundable once work has commenced. If a service is canceled before execution, any unused funds will be refunded, minus administrative costs. Consultations and deliverables are outlined in your service agreement.

Limitation of Liability
To the maximum extent permitted by law, we disclaim liability for any direct, indirect, incidental, consequential, or punitive damages arising from our services—this includes loss of profits, data, or missed investment opportunities. Our guidance is based on current market knowledge and available data, and should not be taken as absolute guarantees .

Indemnification
You agree to indemnify and hold us harmless from any losses, damages, or legal costs arising from your use of our services, breach of these Terms, or interactions with third parties (such as developers, agents, or regulatory bodies).

Intellectual Property
All content on our website—text, images, designs, and proprietary funnels—is the exclusive property of Daniela Pires Real Estate Advisory. You may not reproduce, distribute, or use our content without prior written consent.

Termination
We reserve the right to suspend or terminate your access to our website or services without notice if we believe you have violated these Terms, provided false information, or engaged in misconduct.
